How do I know if I should replace my roof?
There are a few tell-tale signs that it’s time to replace your roof.  Make sure to call us to inspect your roof so we can provide you with a recommended action plan.  

Let’s take a look at some of the common signs that it’s time to replace a roof.

If you see cracked, bent, or curling shingles it’s definitely a sign that your roof may be coming to the end of its lifespan and may need to be replaced.  Depending on the condition of your current roof or whether or not we can detect damage that has penetrated past the shingles, a roof tear off may be necessary.  

If there are missing shingles anywhere on your roof, it is definitely time to get an inspection.  The roofer may determine that just a few shingles need replacing, but missing shingles can be a sign that your roof has gone past its life expectancy and effectiveness.

Another tell-tale sign is if you notice any granules from shingles in your gutters or in the water run-off from the roof.  This indicates that shingles are wearing down, impacting their ability to protect your home.  Look for darker areas on the roof, which may be a sign that the shingles have worn down and the roof needs to be replaced.  

If you notice any damage to shingles in the valleys of your roof or if you notice damage around a skylight or chimney, it may be time to make repairs or replace the roof.  These are vulnerable areas that, when worn down or damaged, can decrease the waterproofness of your roof and lead to extensive damage to the roof deck or drywall in your home.

How much does it cost to replace a roof?  
The price for such a roof replacement project depends on a few factors. Anytime a roof has to be torn off and rebuilt, it is labor intensive and requires an experienced crew.  Expect around 40% of the cost to go to labor.  The rest of the cost will depend on the necessary materials and the complexity of the roof design.
